there is a goal; maybe a move up for their family, a change to a different city, a job
change. The decision to sell is seldom easy. Once
made, do you know the percent of owners whose goals are accomplished?

not sell during the listing period. Half of the dreams for an improvement for their
families are in the best case delayed and often unfulfilled because of either inadequate
pricing research or perhaps the indecisiveness of an agent. |

if it is not priced within 3% of value. When I deliver a recommended price to a seller, I have compared the dollar
per square foot price of similar sold and pending properties, very much like an appraiser.
Like an appraiser I will note why the highest dollar per square foot price has been
earned - usually the best condition, amenities and location. |

Once a buyer
shows interest in a property the most common single question asked is, "How long has
it been on the market? " Statistically the longer a property has
been on the market, the larger the difference between list price and sale price. The highest number of property showings occur in the
first fifteen days. Often my seller says, "Lets try for a
couple thousand dollars more for a couple weeks". It is so easy to agree with
the seller here. I have to recommend a NO, even when I know the right buyer may come along
who will pay it. My indecision will statistically cost the seller money. |
